Thank you for visiting this consultation website where you can find information about updated proposals for the former Tesco's and the ongoing regeneration of Goodmayes by Weston Homes.

 

The Site has an existing planning permission for mixed use development which was granted in 2022.

 

Weston Homes are now seeking revisions to the permission to further improve the proposals and its delivery with an application expected to be submitted Autumn 2025.

The updated design for Lorrimer Village will continue to provide new homes, Tesco store, commercial and community uses but will now include a new civic quarter and community square, an increase in affordable homes and delivery of most of these homes in the first phase.

Proposal Overview

o    An increase in the number of homes to up to 1,400 and an increase in affordable housing.

o    An increase in total affordable provision from 35% to 50% with most of the affordable housing to now be delivered in phase 1, delivering affordable homes to meet local needs earlier in the development.

o    A review of the need for future new school places has been carried out by Redbridge Council and it has been shown that the previously approved primary school is not now needed. Therefore, it is proposed to remove the school and reconfigure the site layout to provide a new civic quarter with a community square, improved landscaping, greenery and open space, and additional commercial space.

o    Updated Tesco store layout and minor amendments to the rear of the Tesco entrance.

o    Additional second stairwells to all tall buildings over 18m to accord with latest Fire Safety Regulations which have come into effect since the original application.

o    Site wide improvements to the energy strategy

o    Updated Energy Strategy with individual energy centres for each block rather than a shared site wide energy centre.

The changes being proposed by Weston Homes predominantly affect phase 2 of the development.

 

Overall, the improved design will create a better, more inclusive, sustainable and deliverable community for Goodmayes bringing with it new residents to support local businesses and services.
